When Metro Petroleum planned a new service station in Anna Bay, the site looked ready to go.

Two vacant lots. A great location on Gan Gan Road. Strong local demand and plenty of traffic heading towards Nelson Bay.

But before any construction could begin, there was one important question:

What was happening below the surface?

That’s where IdealGeotech came in.

1. Looking Beyond the Surface

Our team was engaged to investigate the site and identify any environmental or geotechnical issues that could impact the development.

The scope included:

  • Geotechnical Investigation
  • Preliminary Site Investigation (PSI)
  • Acid Sulfate Soils Assessment
  • Preliminary Hazard Analysis (PHA)
  • Groundwater and Infiltration Assessment

Together, these investigations provided the information needed to move the project forward with confidence.

2. The Challenges We Found

Like many coastal sites in the Hunter Region, this site came with a few challenges.

The first was Class 3 Acid Sulfate Soils.

If these soils are disturbed during excavation, they can create acidic conditions that damage infrastructure and impact the environment. Identifying the risk early allows the right management measures to be put in place before construction starts.

The second challenge was groundwater.

The site sits on low-lying coastal land with a relatively shallow water table. Groundwater needed to be considered when planning foundations, drainage, and future site levels.

Flooding was another factor. Because the land is flood-affected, the development needed to demonstrate that the site could be safely designed and built.

3. More Than a Typical Development

This wasn’t just another commercial project.

Because the development involves fuel storage and handling, additional safety considerations had to be assessed.

Our team completed a Preliminary Hazard Analysis to evaluate potential risks and support the project’s approval pathway.

We also completed a Preliminary Site Investigation to assess contamination risks and provide confidence that the land was suitable for its proposed use.

4. Helping the Client Move Forward

Every investigation had the same goal: reduce uncertainty.

By understanding the site’s conditions early, the client could make informed decisions before construction began.

There would be fewer surprises, fewer delays, and a clearer path through the approval process.

5. The Outcome

This project brought together several challenges that are common across coastal NSW:

  • Acid Sulfate Soils
  • Shallow groundwater
  • Flood risk
  • Environmental considerations
  • Fuel storage hazards

By addressing all of these issues under a single coordinated scope, IdealGeotech helped transform a vacant block of land into a development-ready site.
